How to Read a Payment Plan Before Signing and Avoid Surprise Costs

OB

An offer of "small down payment and long installments" can be tempting, but the real cost is in the details. Review these items before you sign.

Key items

  • Down payment: its percentage of the unit price, and whether it is paid at once or in stages.
  • Installment period and amount: is the installment monthly or quarterly? Is it fixed or increasing?
  • Annual payments: some plans include extra payments on set dates, so make sure you can afford them.
  • Delivery payment: an amount paid at handover, which may be large.

Costs outside the price

  • Maintenance deposit and any club or service subscription fees.
  • Registration, documentation and ownership transfer fees.
  • Utility connection fees for electricity, water and gas.
  • Finishing costs if the unit is delivered unfinished.

Compare the cash price with the installment price

Always ask for both prices and calculate the difference to understand the actual cost of installments over the years, then decide whether it fits your budget.

A final tip

Ask for the payment schedule in writing, detailed with dates and amounts, and do not rely on verbal promises.
