How to Choose Your Unit in Fifth Settlement: 7 Points to Check Before You Book

OB

Fifth Settlement offers a wide variety of neighborhoods and projects, and that variety can confuse buyers. Before you book, go through these seven points.

1. Define your purpose first

Are you buying to live in, to invest and resell, or to rent out? Your purpose determines the right area, size and payment method.

2. Compare the location against main roads and services

Ask yourself: how far is the unit from the main roads? Are schools, hospitals and shops nearby? Visit the area at morning and evening rush hour to see the real traffic.

3. Study the developer's track record

Review the developer's previous projects and how well they met delivery dates, and visit a project they have already delivered if you can.

4. Understand the difference between an open neighborhood and a compound

  • Open neighborhood: more freedom of movement and closeness to services, but usually without unified security and services.
  • Compound: organized security, services and maintenance, in exchange for maintenance fees and usually a higher price.

5. Work out the real price per meter

Compare the price per meter between similar units, pay attention to net versus gross area, and check whether the price includes the garage, garden or roof.

6. Review the documents

Ask for the land ownership documents, building permits and the preliminary reservation contract, and have a lawyer review the contract before you sign.

7. Inspect the unit yourself

Images and models are illustrative. A site visit reveals the view, ventilation, finishing and the unit's position within the project.
