Buying from the Developer or Resale? A Comparison to Help You Decide

OB

Every buyer asks this question. There is no single right answer, but the comparison below helps you choose what fits best.

Buying from the developer

Advantages: usually longer payment plans, a brand-new unit, and the ability to choose the unit and floor from the start.

Drawbacks: you may wait years for delivery, and the down payment and installments start from day one.

Resale

Advantages: a ready unit or one close to delivery that you can inspect in person, and part of the price may already be paid.

Drawbacks: you may need a larger cash amount, and assignment terms differ from one developer to another.

Documents to verify in a resale

  • The reservation contract or the current owner's original contract.
  • The developer's approval of the assignment and any resulting fees.
  • A statement of what has been paid to date and the schedule of remaining installments.
  • That the unit is not mortgaged or under dispute.

How to decide

If you want to move in soon and prefer certainty about the unit's condition, resale may suit you. If your cash is limited and you can wait, developer plans may be a better fit. In both cases we advise reviewing the contract with a lawyer.
